Upholstery Cleaning
Sofas, chairs, mattresses, and fabric furniture — professionally cleaned and sanitized for homes and vacation rentals throughout the Florida Panhandle.
Professional Upholstery Care
Furniture That Gets Used Needs to Be Cleaned, Not Just Vacuumed
Sofas, armchairs, and mattresses accumulate body oils, sweat, dead skin cells, pet hair, pet dander, food residue, and allergens deep inside the fabric — well below what a vacuum or surface wipe can reach. In Florida's humid climate, this buildup can also promote mold and mildew growth inside cushions and mattresses.
Erik uses low-moisture hot water extraction on fabric upholstery, combined with pre-treatment for stains and odors. The process is safe for most fabric types and leaves furniture genuinely clean, not just surface-refreshed. Mattresses are cleaned and sanitized to reduce allergen load and eliminate odors from perspiration and pets.
This service is particularly valuable for vacation rental properties, where sofas, chairs, and mattresses endure heavy use from rotating guests. Regular upholstery cleaning protects your furniture investment and keeps rentals in good condition between seasons.

Real Results
Mattress Cleaning Before & After
Before: mattress with accumulated staining and odor
After: cleaned and sanitized mattress surface
Mattresses absorb sweat, body oils, and allergens over time. In vacation rentals, they see heavy use across many guests. Professional cleaning removes the buildup and sanitizes the surface — results vary based on the age and condition of the mattress.
Why It Matters
What Professional Upholstery Cleaning Addresses
Body Oils & Sweat
Sofas and mattresses absorb body oils and perspiration with regular use. Over time this causes fabric to darken and develop odors. Professional extraction removes this buildup from deep within the fabric and foam layers.
Pet Hair & Dander
Pet hair embeds in fabric fibers and resists standard vacuuming. Pet dander accumulates in cushion fill and can aggravate allergies. Professional cleaning combined with pre-treatment removes both hair and dander more thoroughly than household methods.
Stain Treatment
Food spills, drink stains, pet accidents, and other marks on upholstery are pre-treated before the main extraction pass. Results depend on the stain type, fabric, and how long the stain has set, but professional treatment gives stains the best chance of lifting.
Allergen Reduction
Upholstered furniture is a major reservoir for dust mites, pet dander, and pollen in any home. Regular professional cleaning reduces the allergen load in fabric furniture, which can benefit household members with sensitivities or asthma.
Odor Removal
Fabric holds onto odors from pets, perspiration, food, and smoke. Surface deodorizers mask the smell temporarily. Hot water extraction removes the source material that is causing the odor, with enzymatic treatment available for pet accidents specifically.
Protects Your Investment
Quality sofas and mattresses represent a significant investment. Regular professional cleaning removes the abrasive grit and biological buildup that degrades fabric fibers over time, extending the usable life of your furniture.
How It Works
The Upholstery Cleaning Process
Fabric Assessment
Erik checks the fabric type, care tag, and condition of each piece before starting. Different fabrics — microfiber, cotton, linen blends, velvet — require different cleaning approaches and chemistry. Problem areas and stains are noted.
Pre-Vacuuming & Pre-Treatment
Loose debris and surface pet hair are vacuumed first. Stains and soiled areas are then pre-treated with appropriate cleaning solutions, including enzymatic treatment for pet accidents where needed.
Low-Moisture Extraction
Hot water extraction tools designed for upholstery deliver cleaning solution into the fabric and extract it along with dirt, oils, and odor-causing material. Low-moisture technique is used to avoid soaking padding and foam, keeping dry times reasonable.
Drying & Final Check
After extraction, Erik reviews the results with you. Airflow helps furniture dry faster. Most upholstered pieces are dry and ready for normal use within 2–4 hours. Mattresses should be given full drying time before making the bed.
Common Questions
Upholstery Cleaning FAQ
-
Yes. Mattress cleaning is one of the most requested upholstery services, particularly for vacation rentals. The process removes surface staining, body oils, allergens, and odors using low-moisture extraction. The mattress needs adequate drying time after cleaning — typically 3–6 hours — before bedding is put back on. Results depend on the age of the mattress and how long staining has been present.
-
Most fabric sofas and chairs dry within 2–4 hours when airflow is good. Mattresses and thicker cushioned pieces take longer — plan for 4–6 hours. Running fans and opening windows significantly speeds drying. Avoid sitting on freshly cleaned upholstery until it is fully dry to prevent re-soiling.
-
It depends on the fabric type and the care code on the furniture tag. Most fabric sofas — microfiber, polyester blends, cotton — can be safely cleaned with low-moisture hot water extraction. Some delicate fabrics (silk, certain velvets, rayon) may require dry-cleaning-only methods or may not be suitable for water-based cleaning. Erik checks the fabric and care tag before starting and will tell you if a piece cannot be safely cleaned with his process.
-
Leather requires a different approach than fabric upholstery and is not cleaned with water extraction. Leather cleaning involves conditioning and specific leather-safe products. Contact Erik to discuss your leather furniture and he can advise on whether this is a service he currently offers or refer you appropriately.
-
Yes. Pet hair embedded in fabric upholstery is addressed during the pre-vacuuming step using upholstery tools designed to pull hair from fabric fibers. The extraction process further removes hair and dander from deeper in the cushion fill. Very heavily embedded pet hair may require additional passes, but professional cleaning is significantly more effective than household vacuuming for this problem.
