Pressure Washing & Soft Washing

Florida mold, algae, and mildew build up fast on exterior surfaces. Professional washing restores driveways, patios, decks, siding, and fences — without damage.

Florida Exterior Cleaning

Why Exterior Surfaces Degrade Fast in the Panhandle

The Florida Panhandle's combination of heat, humidity, salt air, and afternoon rain creates ideal conditions for mold, algae, mildew, and organic staining on virtually every exterior surface. Driveways turn gray-green. Patios develop slippery algae growth. Siding accumulates mildew streaks. Fences go from clean to stained within a single season.

Erik's Cleaning Company provides professional pressure washing for hard surfaces like concrete, driveways, and pavers, and soft washing for surfaces that require a gentler approach — painted wood, siding, stucco, and roofing materials. We use the right method for each surface to deliver results without causing damage.

Serving Destin, Fort Walton Beach, Niceville, Miramar Beach, Santa Rosa Beach, and surrounding areas.

Pressure Washing vs. Soft Washing

Pressure washing uses high-pressure water to remove built-up dirt, staining, and organic growth from durable hard surfaces like concrete and pavers.

Soft washing uses low-pressure water combined with a cleaning solution to safely clean surfaces that could be damaged by high pressure — painted wood, vinyl siding, stucco, and roofing.

Using the wrong method on the wrong surface can cause permanent damage. We assess each surface before choosing the appropriate approach.

What We Clean

Exterior Surfaces We Service

Driveways & Concrete

Concrete driveways and walkways accumulate oil stains, tire marks, dirt, and algae growth over time. Pressure washing restores concrete to a clean appearance and removes slippery organic growth that can be a safety hazard. We handle standard concrete, brushed finishes, and colored concrete.

Patios & Pavers

Natural stone and paver patios require careful pressure to avoid dislodging joint sand or damaging surface sealer. We clean the paver surface and joints to remove algae, mildew, and organic staining without disturbing the paver bed. Great for pool decks and outdoor entertainment areas.

Decks & Porches

Wood and composite decks are prime targets for mold and mildew in Florida's climate. We soft-wash wood decking to remove organic growth without raising grain or causing splitting. Composite decks are treated with appropriate pressure for the material. Screened porches and lanais also benefit from regular washing.

Exterior Walls & Fences

Stucco, vinyl siding, painted wood siding, and block walls all develop mildew streaks and algae discoloration in Florida's humidity. Soft washing with a cleaning solution removes these effectively without the high pressure that can strip paint or force water behind siding. Wood and vinyl fences are treated based on material.

How It Works

Our Exterior Washing Process

1

Surface Assessment

We evaluate each surface — material, condition, and type of soiling — to determine whether pressure washing or soft washing is appropriate and at what pressure setting.

2

Pre-Treatment Where Needed

For stubborn mold, algae, or mildew, we apply a cleaning solution and allow it to dwell before washing. This breaks down organic growth and reduces the pressure needed to remove it.

3

Washing & Rinse

We wash the surface with the appropriate method and pressure, working systematically to ensure complete coverage. All cleaning solution is thoroughly rinsed from the surface and surrounding areas.

Common Questions

Pressure & Soft Washing FAQ

Pressure washing uses high-pressure water to physically blast away dirt and staining from hard, durable surfaces like concrete and pavers. Soft washing uses significantly lower water pressure combined with a cleaning solution that does the work of breaking down mold, algae, and mildew. Soft washing is used on surfaces that could be damaged by high pressure, including painted wood, vinyl siding, stucco, and roofing materials.

Yes — using high pressure on the wrong surface can strip paint, damage wood grain, dislodge grout or joint sand, or force water behind siding. This is why we assess each surface before choosing the cleaning method and pressure setting. We will not use high-pressure washing on surfaces that require a softer approach.

We can soft-wash roof surfaces to remove algae, mildew, and black streaks caused by Gloeocapsa magma, a common algae in Florida. Pressure washing is not used on roofing because it can damage shingles and tiles. Contact us to discuss your specific roof material and situation.

In Florida's climate, most exterior hard surfaces benefit from washing once a year — often more frequently for properties near the coast or in heavily shaded areas where moisture and organic growth accumulate faster. If you notice algae or mildew appearing, that's a good sign it's time for a wash.
