Tile & Stone Cleaning
Grout scrubbing, travertine restoration, and natural stone care across the Florida Panhandle — where hard water and humidity take a real toll on tile floors.
Professional Tile & Stone Care
When Mopping Is Not Enough
Tile floors are common throughout Florida homes — from ceramic and porcelain in kitchens and bathrooms to travertine and natural stone in living areas, pool surrounds, and entryways. While tile surfaces are durable, the grout lines between them are porous and absorb dirt, mold, mildew, and hard water mineral deposits over time.
Regular mopping spreads dirty water across the floor and rarely gets into grout lines. Over months and years, grout darkens, stone surfaces lose their luster, and no amount of household mopping reverses it. Erik uses high-pressure steam cleaning and rotary scrubbing tools to clean grout lines and tile surfaces thoroughly, followed by sealing where appropriate to protect the results.
Travertine and other natural stone require gentler, pH-neutral chemistry to avoid etching or dulling the surface. Erik adjusts his approach based on the stone type, finish, and condition of the floor before starting any work.

What Professional Tile Cleaning Looks Like
Before & after: grout cleaning and tile restoration
Grout Lines Restored
Years of mopped-in dirt, soap residue, and mold can turn light-colored grout dark gray or black. High-pressure rotary scrubbing combined with the right cleaning chemistry lifts this buildup without damaging surrounding tile.
Hard Water Deposits Removed
Florida water is high in minerals. Over time, calcium and lime deposits build up on tile surfaces, shower walls, and around fixtures. The right descaling treatment dissolves these deposits without etching the tile or stone surface.
Sealing Protects the Results
Freshly cleaned grout is porous and will re-soil faster without protection. Sealing grout lines after cleaning creates a barrier against moisture, staining, and mold growth — keeping the floor looking cleaner for longer between professional cleanings.
Why It Matters
The Difference Professional Tile Cleaning Makes
Mold in Grout Lines
Florida's humidity creates ideal conditions for mold and mildew to grow in bathroom and kitchen grout. Surface bleach treatments do not fully eliminate mold that has rooted into porous grout. Professional cleaning addresses the problem more thoroughly.
Travertine Needs Special Care
Travertine is a natural limestone-based stone that reacts poorly to acidic cleaners. Vinegar, bleach, and many common household tile cleaners can etch and dull travertine permanently. Erik uses pH-neutral products formulated for natural stone.
Extends the Life of Your Floors
Embedded dirt and mineral deposits act as abrasives that wear down grout and stone over time. Regular professional cleaning removes this abrasive buildup and, combined with sealing, can meaningfully extend the life of tile and grout.
How It Works
The Tile & Stone Cleaning Process
Surface Assessment
Erik inspects the tile type, grout condition, stone finish, and any problem areas — hard water staining, mold, cracks, or previous sealant. This determines the right cleaning approach and chemistry for the specific surface.
Pre-Treatment
Appropriate cleaning solutions are applied to loosen grout staining, mineral deposits, soap scum, and biological growth. Dwell time is allowed for the chemistry to do its work before mechanical agitation begins.
High-Pressure Steam Cleaning
A rotary steam cleaning tool scrubs grout lines and tile surfaces under high pressure, blasting out what mopping and scrubbing brushes cannot reach. The dirty water is extracted immediately so it does not spread across the floor.
Rinse & Sealing (Optional)
The floor is rinsed clean and dried. If grout sealing is included, a penetrating sealer is applied to grout lines once clean and dry. Sealing helps prevent re-soiling and makes future cleaning easier.
Common Questions
Tile & Stone Cleaning FAQ
-
Yes. Travertine is one of the most common natural stone flooring choices in Florida, and it requires a different approach than ceramic or porcelain tile. Acidic cleaners etch and dull travertine. Erik uses pH-neutral stone-safe products and adjusts pressure settings appropriately to clean travertine without damaging the surface or finish.
-
Grout sealing is available as part of the tile cleaning service. After grout lines are cleaned and fully dry, a penetrating sealer is applied to create a barrier against moisture, staining, and mold. Sealing is not always required, but it extends the results of the cleaning and makes maintenance easier. Erik can advise based on your grout type and condition.
-
For most homes, once a year is a reasonable schedule. High-traffic areas, bathrooms, kitchens, and vacation rental properties that see constant use may benefit from professional cleaning every 6 months. The condition of your grout lines is usually the clearest indicator — if mopping is no longer keeping them looking clean, it is time for a professional clean.
-
Not when done correctly. Proper technique uses appropriate pressure, temperature, and chemistry matched to the specific tile or stone type. Erik assesses the surface before starting and adjusts accordingly. Delicate or older tile is handled with lower pressure. Cracked or damaged grout is noted before cleaning so expectations are set appropriately.
-
Yes. Shower tile, grout, and glass enclosures are included. Shower environments accumulate soap scum, hard water deposits, and mold in ways that floor tile does not. The cleaning process and chemistry are adjusted for vertical surfaces and shower-specific buildup.
